Executive Summary
HUNTA Property Pty Limited via a newly established Managed Investment Trust ("MIT") is pleased to provide this draft information memorandum as an indicative summary for investment in the Australian Opportunities Fund. The Fund is an active, diversified, alternative asset fund that provides access for investors to fund a combination of pre development application ("DA") sites, land developments sites, residential developments sites and secured property lending opportunities. The Fund will be offered on an exclusive, invitational basis to our investor network.
Investment Summary
The Manager will invest across at four asset classes through asset specific stand-alone sub funds ensuring diversification across project types, loan types, geographies, and underlying borrowers/projects.
The Manager's target level of diversification allows an investor to participate in variety of opportunities rather than investing in projects on a project by project basis.
The Sub Fund structure will diversify the overall credit risk by deploying capital into investment classes. The four investment classes can be summarized below:

Investment Overview
A key competitive advantage of the Fund is its ability to invest/fund projects at any stage of the project life cycle. The Fund will leverage HUNTA and its employee's strong networks to control and therefore de-risk a Project through the combination of its strong project acquisition, project funding and development/project management capabilities.

Fund Name
Australian Opportunities Fund.
Investment Type
A unit trust offering income returns and access to various development and financing opportunities.
Structure
The Fund is an open-ended unit trust that is not currently registered with ASIC as a managed investment scheme. It may become registered in the future.
Investment Objective
The Fund aims to provide income returns from a diversified portfolio of debt and equity securities including asset backed secured loans, land developments sites, residential developments sites, and pre zoned site acquisitions.
Investment Strategy
The Fund will not allocate more than 50% of the Fund's assets into any one sub fund once the Fund size reaches $100m.
Target Total Returns
The Fund will target a return of 12% per annum. This is net of fees paid to the Manager and Fund expenses. There is no guarantee that this target will be achieved.
Minimum Application Amount
$500,000 AUD. The Manager may alter or waive the minimum application amount.
Minimum Holding Amount
$500,000 AUD. The Manager may alter or waive the minimum holding amount for the Fund.
Minimum Investment Term
2 years. Each Unit must be on issue for two years before it is eligible for redemption. A Unit which has not been on issue for two years is called a Redemption Locked Unit.
